Project Manager

Major Duties and Responsibilities:

  • Responsible for the overall management of construction projects assigned to you. This includes the following
    • Perform complete material take-offs, write scopes of work, handle buy outs with Subcontractors and relations with Clients.
    • Process RFI’s, Submittals and write detailed subcontracts for multiple scopes of work.
    • Write changes orders, project closeouts and all related activities.
  • Will be responsible for managing multiple projects concurrently from start to finish.
  • Assist in presentations to Clients in job interviews
  • Conduct meetings with Owners, subcontractors, Architects, Engineers, etc. during the process of pre-construction and construction.
  • Use skills in Microsoft Windows (Outlook, Word, Excel) and related software computer applications to manage projects.
  • Use skills in Primavera P3/P6 to update and manage project schedules.
  • Use management, leadership, and interpersonal skills to communicate well both verbally and in writing with staff, Owners, and consultants.
  • Responsible for material procurement and coordination with Superintendent for delivery to the jobsite. (including storage and overall security of such items)
  • Expected to work closely with the office manager, controller, and Principals to maintain needed records and information.
  • Responsible for quality objectives and planning, including 2-week look ahead schedules, that would lead to the management of the budget and schedule. Responsible for cost control of the project.  Responsible to attend meetings and provide this information to Principals.
  • Responsible for the policies and procedures needed to manage the project site. Supervision of technical work, equipment, and equipment operations.
  • Responsible to assist O’Brien Robinson Construction to maintain a safe jobsite, following all Safety Procedures established by the company. Responsible to oversee Superintendents paperwork related to safety meetings and tool-box-talks.
  • Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Performing this job requires use of hands to finger, handle, or feel objects, tools, or controls, sit, talk and hear, stand, climb, balance, stoop, kneel, crouch, or crawl. While performing the duties of this job, the employee regularly visits on-site at the construction work site where the employee is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions and risk of electrical shock. The noise in these work environments is usually moderate to very loud.

Project Superintendent

Major Duties and Responsibilities:

  • Responsible for the construction activities on the project site.
  • Must demonstrate management, leadership and interpersonal skills with the ability to communicate well both verbally and in writing.
  • Responsible for scheduling, coordination and management of Subcontractors on the jobsite.
  • Responsible for material control on the jobsite including deliveries, storage and overall security of such items.
  • Responsible for supervising subcontractors. Responsible for knowledge of current employment laws and practices. Expected to work closely with the office manager, controller, project manager and principals to maintain needed records and information.
  • Responsible for quality objectives and planning, including 2-week look ahead schedules, that would lead to the management of the budget and schedule. Responsible for cost control of the project.  Responsible to attend meetings and provide this information to owners and principals.
  • Responsible for the creation and maintenance of all needed records and documents as described in the Superintendent Manual (ex. Daily Business, Photography, Daily Logs, Safety Records, Meeting Minutes, etc.)
  • Responsible for the policies and procedures needed to manage the project site. Supervision of technical work, equipment and equipment operations.
  • Responsible to maintain a safe jobsite, following all Safety Procedures established by the company. Responsible for paperwork related to safety meetings and tool-box-talks.
  • Performance of the required duties will require physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Carpenter

Major Duties and Responsibilities:

  • Responsible for performing Carpentry tasks on commercial construction jobsites including, but not limited to blocking, setting hollow metal door frames, swinging doors, installing door hardware and calibration, installing wall protection, and other miscellaneous tasks.
  • Need to have basic skills in reading construction drawings.
  • Must have proficient knowledge of OSHA rules and Safety protocol on a commercial jobsite.
  • Must have own tools including small hand tools and basic power tools for day-to-day use.
  • Must have own transportation to projects in the Columbus, Ohio marketplace.
  • Must be punctual and a hard worker.
  • Need to have a winning attitude and be a good listener and team player.
  • Must be able to lift and carry construction materials that will be installed by the Carpenter.
